We can overcome most problems, so if you have selling difficulty with for example a statutory notice on the building we can work round that. Remember - we are a professional property company so if we commit to buy your property that is what will happen. Example 1: STRAIGHTFORWARD SALE: Mr K wanted to sell his house and had not been able to through his estate agent/solicitor. He contacted us and we arranged a property inspection, agreed a price and bought the property. Mr K was able to move on with his life and we ended up with another property.

Example 2: HOUSE SWAP: You may contact us with a house or flat that you want to sell and we will also discuss what you are looking for if you want to buy another place. If we have anything suitable we can arrange either a direct swap, or if the values are different, we can organise a swap plus cash either way.

Example 3: RENT BACK: We only recommend this in certain cases as this option doesn't necessarily give you a long term right to your property (if you need this see option 4 below). However in some cases it will suit customers. For example you may have a property that you want to sell to release some cash but you are not yet ready to move (maybe you are going abroad). You can sell the property to us and we can give you a lease for say a year whilst you sort out visas etc. That way you know that you have sold your house so dont have that to worry about that side of your move but you dont have to move your possessions out until you are ready to (ie at the end of the lease).

Example 4: LIFE RENT: Mr And Mrs M had a large statutory notice issued on their building (£25k plus). They were unable to pay this but did not want to move. We had the property valued, took care of the stat notice, bought the property from them at valuation and rented it back to them on a LIFE RENT. This meant that Mr and Mrs M were able to continue to live in their home for as long as they wanted without having to worry about future stat notices. A life rent will of course lower the value of the property as we would not be getting any rental income from it but it offers a good solution for many people who just want to stay in their home. Its a bit more complicated on the legal side as it has to be set up exactly right but we can take care of your legal fees as well.
