About the location

Very central apartment ideal for shows at the Pleasance Courtyard (one of the main festival venues) and easy walking distance to the Royal Mile and Old Town. The grassmarket is also within easy walking distance and the Festival Theatre is a few minutes walk. Holyrood Palace, Dynamic Earth and the Scottish paliament are all close by. On Nicolson Street and South Clerk Street you will find a whole range of restaurants, shops, bars and also easy transport links to the rest of the city. You can walk to Princes Street in about 10 minutes or catch a bus (about 3 stops and a few minutes travelling).There is a Tesco supermarket on Nicolson Street and if you are bringing a car there is a pay car park on Holyrood Road which is a few minutes walk. If you dont intend to use your car when you are here, a member of staff can accompany you to the other side of Hoyrood Park where the car parking on street is free although you need to make your own way back to the car when you leave again.

About the apartment

A ground floor apartment which shares a main door from the street with one other apartment. The accommodation consists of open plan lounge/kitchen area with a fully equipped kitchen, dining area for 4 and settee/ lounge area. The kitchen has fridge, oven, hob and washing machine. There is a double bedroom to the rear with an en suite shower room. The lounge has a flat screen tv with freeview, a small dining table for 4 and a double bed settee that can provide extra sleeping accommodation if required. This room is open plan to the kitchen which is well equipped. There is a fridge, oven, hob, washing machine and microwave as well as the usual items like crockery, cutlery, pans, kettle, toaster etc. The double bedroom is situated quietly to the rear and there is plenty of storage with a built in wardrobe and chest of drawers. Off the double bedroom is a shower room finished in black porcelain and mira shower.


Payments

You will initially pay 25% deposit when you book to reserve the apartment. We will then request the balance around 6 weeks before arrival which can be paid by credit card or Paypal. For bookings made less than 6 weeks in advance the full amount will be due and in really late bookings from a couple of days before arrival we can either take credit card payments or cash on arrival. In all cases a £300 security deposit will be held to cover any damages or loss of keys etc which is usually by credit card or cheque. This will be returned in full if the apartment is returned to us in a tidy state with all keys (in 5 years of welcoming guests at this apartment we have yet to make a security deduction).

Stag nights/hen nights

Please note we do not accept hen or stag parties at this property.

Smoking

Please also note this is a no smoking apartment and a deduction will be made from the deposit if we need to have curtains or furnishings dry cleaned to eliminate tobacco odours.

Pets

For the comfort of all guests we do not accept pets at this property.
