About the location
This apartment is at the east end of the city centre and is great if you are catching a show at the Playhouse Theatre and you can also walk to the eastern end of the Royal Mile in 5 or 6 minutes where you will find Holyrood Palace, Scottish parliament, Dynamic Earth and Holyrood park. Another walk you can do is up Regent Road where many of the embassies are towards calton Hill and Princes Street where you will get a great view point just opposite the old High School. There is a Sainsburys supermarket close by at Meadowbank retail park and plenty of local shops on London Road and Easter Road. If you are going to Princes Street you can either walk or take a bus which will take about 4 minutes.
This apartment is also ideally located for marathon weekend and other events in Holyrood park and if you like keeping fit you will find a circuit or 2 around Arthurs Seat and Salisbury Crags will provide you with a very picturesque running track. If you are travelling with young children you can walk to St Margarets Loch in the park and feed the ducks and if you are a little more energetic you can climb to the top of Arthurs Seat for great views of the city (it is an easy climb suitable for everyone). The old observatory on Calton Hill is also a great viewpoint where you will be able to look straight down Princes Street and if you are really observant you can look for the mariners clock above the tower where a ball drops at 1 o'clock in unison with the one o clock gun so that sailors in Leith could check their times. All in all a great location for exploring the city. The owner offers a "meet and greet" service whereby you will be met at the property to provide keys and be shown the layout etc. Check is usually 4pm and check out is by 10am, however alternative arrangements can be made prior to arrival.
This apartment is well supplied for local amenities such as supermarkets (Sainsbury's Co-op and Iceland all within easy walking distance), many good takeaway's and local restaurants/pubs/cafes, the Omni cinema/restaurant complex, plus of course all the city centre attractions.

This property is well-situated to enjoy plenty of green spaces being close to Holyrood Park and Calton Hill.
It also has great public transport links. Parking is free in the streets South and East of the terrace.

About the apartment
The Montrose Apartment is a luxury self catering apartment in a B listed Georgian building, which has been lovingly restored to include many beautiful period features. A home to 2 artists for 6 months of the year, this is an unusual and characterful flat, furnished and decorated to a high standard with antiques and contemporary artworks.
Whilst retaining it's sense of history, the apartment is fully supplied with 21st century perks.... wireless internet access, home entertainment system and gas central heating, all make it a cosy "home from home" from which to enjoy Edinburgh's city centre.
The large living room has a piano and plenty of seating space, including a single bed that provides sleeping accommodation for an additional person, allowing this apartment to sleep up to 10 guests in total.
The farm house styled, large, well equipped kitchen has a flagstone floor, Belfast sink, large dresser and dining table, seating 8 comfortably (10 at a squeeze) with a range cooker and dishwasher.
In total there are 4 bedrooms, with the master benefiting from an en-suite shower room. Three of the bedroom are doubles and the fourth bedroom although normally set with 3 single beds, can be substituted with a kingsize bed if required.
A main bathroom with wood-panelling, bespoke handbasin and a sunken bath is accessed from the large spacious hall, which has a sitting area.
This is a bright and sunny apartment where all the rooms have natural light.
It occupies the whole of the top floor of the building. (It is only two flights of stairs as the second floor is the top floor).
As a rough guide check in is 4pm and check out is 10am but please liase with the owner once you hve made your travel arrangements.
Payments
You will initially pay 12% deposit when you book to reserve the apartment. The owner will then request a further 50% of the remaining balance. The balance is due 8 weeks prior to arrival or for bookings made less than 8 weeks in advance the full amount will be due. Example - Total price for the stay is £100.00. You would pay £12.00 initially and then a further £44.00. Then the final payment of the remaining £44.00 would be made 8 weeks prior to arrival. If your booking is less than 8 weeks away then the full amount is due.
Stag nights/hen nights
Hen or stag parties are accepted at this property but you must mention this at the time of booking
Smoking
Please also note this is a no smoking apartment and a deduction will be made from the deposit if we need to have curtains or furnishings dry cleaned to eliminate tobacco odours.
Pets
Pets are sometimes permitted at this apartment but you must clear it with us first.
